An integral part of a lease is often the obligation
to keep the property in good repair and condition and to decorate
it. Sometimes when acquiring a new property under a lease the repairing
obligation might be limited by a schedule detailing the condition
of the property at the time of the granting of the lease. (See also
Schedule of Dilapidations)
A Schedule of Condition is therefore prepared
when the lease commences to record the actual state of a building,
element by element, to incorporate into the lease. Often, surveyors
for both the landlord and tenant have to agree the schedule of condition
before it becomes part of the lease.
Fees range from £500 to £2,000.
