An integral part of a lease is often the obligation to keep the property in good repair and condition and to decorate it. Sometimes when acquiring a new property under a lease the repairing obligation might be limited by a schedule detailing the condition of the property at the time of the granting of the lease. In the event of the property falling into disrepair or the lease coming to an end the question of dilapidations arises. We can assess dilapidations in terms of ascertaining the state of disrepair and quantifying the remedial work.

Dilapidations often involve negotiating on behalf of one of the parties to a lease to secure a settlement of a claim. Castles Surveyors can act for either landlord or tenants and we have undertaken numerous dilapidation instructions on all types and sizes of property.
